Design-Build Delivery removes the gap between the party that designs a building and the party that constructs it. Skytta Construction LLC holds both responsibilities under one contract, which means the design develops with construction knowledge already present. Early trade input shapes the details while they are still cheap to change, and the owner deals with one team instead of mediating between several.
The method is driven by our integrated model. Architects, structural engineers and building services engineers work in a federated environment that field teams can read directly. When a design revision is approved, the schedule of quantities updates with it, so the cost plan never drifts from the drawing. Owners receive a single programme, a single cost report and a single point of contact.
Design-build is best suited to clients who value speed and certainty over prescriptive control. We still welcome client standards, performance specifications and nominated suppliers, and we build them into the model at the outset rather than retrofitting them later.

Ground-Up Commercial Construction
Substructure - Frame - Envelope - Commissioning
Ground-Up Commercial Construction is the complete erection of a new commercial building on a cleared site. Our field teams work from a modelled sequence that fixes grid lines, levels and bay geometry before mobilisation. Foundations are set to a shared control network, the frame is raised against the same datum, and the envelope is installed to the measured elevation that the owner approved.
We build office developments, light industrial shells, mixed-use podiums, retail units and specialist technical facilities. Each project carries a live elevation schedule so that progress is visible bay by bay: which openings are closed, which are glazed, which are still available for trade access. This is transparency expressed in the language of the drawing.
Quality is verified continuously rather than inspected at the end. Dimensional checks are recorded as the work proceeds, and any deviation is resolved before the next trade follows on. The result is a building that hands over cleanly, with as-built records that match what was built.

Structural Retrofit and Reinforcement

Structural Retrofit and Reinforcement gives existing buildings the capacity to carry new loads, satisfy updated codes or simply last longer. The service begins with a measured survey of the as-built frame, because no strengthening scheme can be trusted until the existing structure is understood. We record member sizes, connection details and any historical movement, then model the true load path.
Interventions are chosen for their fit with the occupied building. Steel bracing, concrete enlargement, fibre reinforcement and connection upgrades each have a place, and the right choice depends on access, programme and the way the building is used. Our teams sequence the work so that tenants can often remain in place while the structure is upgraded around them.
Every retrofit is drawn against the original elevation, so the strengthened building reads as one continuous structure rather than a patch. Verification records are issued at completion, giving the owner evidence of the capacity that has been added and the basis on which it was calculated.

Interior Fit-Out Programmes turn an empty floor plate into a functioning environment. Skytta Construction LLC manages partitions, ceilings, services routing, finishes and furniture integration as one coordinated programme. Every room is dimensioned against the base build in the model before a single stud is set, which is why our fit-outs tend to assemble without force.
We deliver workplace interiors, clinical and laboratory spaces, hospitality venues and specialist technical rooms. Each type brings its own coordination demands, from acoustic separation in offices to clean service routing in clinical areas. Because the model carries structure, ductwork and joinery together, clashes are resolved on screen rather than discovered in the corridor.
The programme is phased to suit the client. Where a floor must remain partially occupied, we sequence noisy and disruptive work into agreed windows and protect the occupied areas throughout. Handover includes a full as-built set and a maintenance schedule for every installed system.

Site Development and Utilities prepares land for construction and connects it to the networks it depends on. We handle earthworks, drainage, retaining structures, service trenches, paving and external works, all set out from a surveyed control network. Getting the levels right below ground is the precondition for building the elevation above it cleanly.
Our survey crews establish the datum points that the whole project shares. When the drainage invert, the finished floor and the roof line all derive from one reference, the building goes together with far fewer conflicts. This service is often the first we mobilise and the last we sign off, because the external works must satisfy both the building and the authority that adopts them.
We coordinate closely with utility providers, highway authorities and drainage boards, managing connections and inspections as part of the programme. The outcome is a serviced site with clear records of every buried line, so future maintenance does not have to guess what lies beneath the paving.

Owner Representation Services place our technical team firmly on the client side of the table. We review designs, challenge costs, monitor field progress and report in plain language, giving owners an informed advocate in every meeting. Because the role is independent of the main contractor, the advice remains objective and the owner keeps control of the decisions.
Typical engagements cover tender evaluation, programme assurance, quality auditing and handover management. We test contractor claims against measured evidence, verify progress against the model and flag risks while they can still be managed. Owners receive a running account of where the project genuinely stands, expressed in the same dimensional language the site teams use.
